6-step Work Stage Process
Stage 1 - Inception
Receive, appraise, and interpret the client’s brief; evaluate the site restrictions, opportunities, and statutory requirements; identify required consultants; outline the initial programme, budget considerations, and project goals; and determine the appropriate design and contracting strategy.
Stage 2 - Concept & Viability
Develop initial design concepts exploring form, spatial organisation, planning relationships, and circulation; assess the technical and functional characteristics of the proposed design; ensure alignment with local regulations and land-use rights; evaluate material and services approaches; and review the anticipated cost and project programme in relation to the concept.
Stage 3 - Design Development
Refine and advance the approved concept in collaboration with consultants; develop construction systems, material selections, and building components; coordinate structural and services inputs; integrate specialist requirements; and review the design in relation to scope, statutory compliance, costing, and programme development.
Stage 4.1 - Documentation & Procurement
Prepare detailed architectural drawings, specifications, and schedules required for authority submissions and construction; coordinate all technical inputs from consultants; resolve design queries; ensure documentation conforms to statutory requirements; and support the procurement process by providing the information needed to initiate tender readiness.
Stage 4.2 - Finalise construction documentation & Proceed to call for tenders
Finalise all construction documentation for tender purposes; obtain client approval to call for tenders; issue the completed architectural documents to selected contractors; respond to tender-related technical queries; assist in evaluating offers; and support the client in awarding the building contract and arranging contract signing.
Stage 5 - Construction
Administer the building contract; hand over site information to the contractor; issue architectural instructions and respond to technical queries; review workmanship and design compliance through site inspections; coordinate consultant input; and assist with issuing the certificate of practical completion and supporting documentation required for occupation.
Stage 6 - Close Out
Conduct final inspections and oversee defect rectification; prepare and issue as-built documentation, compliance certificates, and statutory approvals; conclude all architectural obligations under the building contract; and support final handover to ensure a complete, compliant, and operational project.

Stage 1 - Inception
Engage with the client to establish project goals, budget expectations, and cost parameters; define the cost-related scope of work; assess any initial financial constraints; and provide preliminary advice on budget feasibility and cost planning strategy.
Stage 2 - Concept & Viability
Prepare early-stage cost modelling and financial viability assessments; analyse risks and cost scenarios based on the developing concept; advise the client and architect on budget alignment; and refine the preliminary cost framework to support informed design decisions.
Stage 3 - Design Development
Update and refine the cost model in line with design progression; evaluate cost implications of materials, systems, and design alternatives; undertake value-engineering exercises; and ensure the emerging design remains aligned with the approved budget.
Stage 4.1 - Documentation & Procurement
Develop bills of quantities, detailed cost schedules, and supporting procurement documentation; coordinate with the design team to ensure cost information aligns with the latest technical documentation; advise on procurement strategy; and prepare all cost-related data required for authority submissions and tender preparation.
Stage 4.2 - Finalise construction documentation & Proceed to call for tenders
Prepare the final tender documents including bills of quantities and pricing schedules; issue tender packages to shortlisted contractors; manage tender queries and clarifications; analyse and evaluate tender returns; prepare financial recommendations for contract award; and assist in finalising the building contract with the chosen contractor.
Stage 5 - Construction
Administer the financial aspects of the contract; prepare monthly valuations and payment certificates; assess variations and cost claims; maintain cost control and reporting throughout construction; and ensure transparent, accurate financial tracking on behalf of the client.
Stage 6 - Close Out
Prepare final account documentation; reconcile all costs, variations, and contractual adjustments; support defect-related cost assessments; conclude financial close-out with the contractor; and hand over all cost records, summaries, and settlement documentation to the client.
